Overview

A 100 MLD (million litres per day) seawater reverse osmosis plant is a large and complex industrial site. It has process buildings, control rooms, electrical rooms, storage areas, offices and several vehicle and personnel entry points. Every one of these needs the right door, shutter or gate, and each must meet its own requirements for security, fire safety, durability and daily use.

In 2022, Smart Tec was entrusted with the complete scope of doors, shutters and gates for this project. Instead of the client coordinating many different suppliers, Smart Tec delivered the entire package as one turnkey contract, from supply to installation and commissioning.

This case study shows what was delivered, why it mattered, and how a single accountable vendor kept the work organised on a large site.

The Challenge

A project of this size puts real pressure on the entrance and building envelope packages. The key requirements were:

• Reliable fire protection at electrical, control and process areas, where doors must hold back fire for a defined period
• Heavy-duty doors for industrial areas that see constant movement of people, material and equipment
• Durability for coastal, humid and industrial conditions that wear out ordinary products quickly
• Many product types from vehicle gates to automatic glass doors, all working as one coordinated package
• One accountable vendor to keep the schedule on track, with less coordination effort for the client
• Dependable automation for gates, shutters and glass doors that must work smoothly every day

What Smart Tec Delivered

1. Automatic Glass Doors (10+)

More than ten automatic glass doors were installed at the main building entrances. They give a clean, modern look and hands-free access for staff and visitors, with smooth and reliable sensor-based operation.

2. 2 HR Fire Rated Doors and HMPS Industrial Doors (40+)

Over forty doors were supplied and installed, including 2 HR (two-hour) fire rated doors and HMPS (hollow metal pressed steel) industrial doors. Fire rated doors protect critical rooms and help contain a fire, giving people more time to evacuate and protecting equipment. HMPS doors are strong, rigid and built for heavy industrial use.

3. Motorized Rolling Shutters (10+)

More than ten motorized rolling shutters were installed at openings that need secure, space-saving closure and quick operation. Motorized shutters make daily use easy and are well suited to stores, service bays and loading areas.

4. Sliding and Swing Gates (10+)

More than ten sliding and swing gates were delivered for vehicle and personnel entry points around the plant. Sliding gates suit wide vehicle openings, while swing gates suit smaller or secondary entries. Together they secure the perimeter and keep traffic flowing.

How the Turnkey Delivery Worked

Turnkey means the client deals with one team for the entire scope. Smart Tec handled the complete flow for each product:

• Selection: matching each opening with the right door, shutter or gate for its purpose
• Supply: supplying the products to the project specification
• Installation: fitting every door, shutter and gate on site, area by area
• Automation: connecting the motors, sensors and controls for the glass doors, shutters and gates
• Testing and handover: checking operation and safety, and handing over a working system
